Maitland web design, hand-coded and built to be found

We build custom-coded websites for Maitland service businesses: no WordPress, no page builders, no off-the-shelf theme. The site loads fast, reads clearly on a phone, and is structured so both Google and AI assistants can tell what you do. Brandon Kelly, the owner, is on every call and is the person who builds it.

How people actually find a Maitland business now

Maitland packs a lot of business into a small footprint in Orange County, tucked between Winter Park and Altamonte Springs with I-4 running down its western edge. Very little of that business arrives because someone drove past a sign and remembered it. People pull out a phone the moment they need something, type a few words, and choose from whatever comes back.

What comes back is short. A map block, a handful of links, and more and more often an AI summary that answers the question before anyone clicks anything. Google now sells ads in and around those AI answers, so there is real money moving through that space and nobody should pretend otherwise. What no budget buys is the organic answer itself. When an assistant names a Maitland business, it is naming one whose pages it could read, parse, and trust enough to repeat.

Either path ends in the same place: your website. Someone taps through and decides quickly whether you look like a real operation or a side project. Getting found and getting believed are two separate jobs. The first has its own page, Maitland SEO. This one is about the second, the thing people land on, and whether it earns the call.

What we mean by custom web design

Custom-coded means we write the site. Not a theme bought from a marketplace, not a page builder stacked on a content system, not a plugin for every feature. The markup, the styles, and the small amount of script your site genuinely needs get written for your business and nothing else. How we build walks through the whole approach.

The difference shows up in three practical places. Speed, because nothing is loading code for features you will never use. Control, because a layout can be exactly what your service deserves instead of the closest thing a theme allows. And durability, because there is no stack of plugins to update, renew, or watch get abandoned by whoever wrote them.

The honest tradeoff: you cannot drag blocks around a custom site the way you can in a builder. Changes come through us, or through the specific editing paths we build for you. Plenty of owners genuinely want to move things around on a Saturday night, and for them a builder is the better purchase. If that is you, we would rather say it early than sell you the wrong thing. If what you want is a site that is fast, exactly right, and stays put, that is our custom web design work, and web development is in house too.

How we work with Maitland businesses

We are based in Orlando, a short drive south of you. That is convenient, and it is also mostly beside the point. We do not keep an office in Maitland, and the way we work with a business here is the way we work with one three states away: video call, phone, text, email. Nobody needs to sit in your lobby to gather a page of copy that a twenty minute call handles better.

What being close actually buys you is smaller and more real than most agencies admit. Same time zone, so a question asked at nine gets answered at nine. Working knowledge of how Central Florida buyers search and who they compare you against. And the ability to come out in person when it genuinely helps, usually for photography or a walkthrough of work you want shown. We build the same way in Winter Park, Lake Mary, and Kissimmee, and across Orlando proper.

One more thing worth saying plainly. Brandon Kelly, the owner, is on every call, and he is the person who builds the site. No account manager relays your notes to someone you never meet. Everything is month to month with no long-term contract, and you own the site, the content, and every account set up in your name. If a custom build is not the right purchase for you this year, we will tell you that on the call instead of selling you one.

What is in a Maitland build

Every build is quoted from what your business needs, but the floor never moves. Here is what is in a site before anything specific to you gets added.

If the site has to do a job beyond publishing pages, we build that too. A job board we built for a Philadelphia staffing agency lets the owner post openings from her phone. The same thinking covers booking flows, calculators, other custom tools, and a storefront if you sell online, which lives on the eCommerce side.

How a build actually goes

None of this is a mystery, and none of it starts with an invoice.

Timelines depend more on your side than ours, so we set a schedule with you before starting rather than quoting an average and hoping. If you want the honest version of what drives that calendar, we wrote a guide on how long it takes to build a website. To see how your current site holds up first, run it through the website report card.

What it costs

A custom website build runs $3,500 to $12,000+, one time. Where you land inside that depends on page count, how much copy we write, and whether the site has to do anything beyond presenting information. A tight site for a single location trade business sits near the bottom. A multi service, multi area site with a booking flow sits higher.

Ongoing search work is separate and optional. SEO and Local SEO run $1,500 to $3,500 per month for most businesses, and $3,500 to $7,500 per month in competitive metros or for multi-location companies. The Maitland SEO page covers what that work involves if you want it after launch.

Custom functionality is priced on its own. Calculators start at $600, most workhorse tools run $1,500 to $4,000, online ordering and small stores start at $3,500, and Tool Care is $75 per month per tool. For Google Ads we publish no fee at all. The industry usually charges either a flat monthly rate or a percentage of your ad spend, and we quote a flat number after a free consult, once there is an account to look at.

Everything is month to month, with no long-term contract, and you own the site, the content, and the accounts. For the longer breakdown of what drives website pricing, read what a website costs, or run any quote you are holding through the what should you pay tool, including ours.

Common questions

What does a custom website cost for a Maitland business?

A custom build runs $3,500 to $12,000 and up, one time. The range is wide because the work is: page count, how much copy we write, and whether the site needs booking, a store, or a custom tool all move the number. Ongoing SEO is separate and optional at $1,500 to $3,500 per month for most businesses.

Do you use WordPress or a page builder?

No. We hand-code the site, so there is no theme, no builder, and no plugin stack to maintain. That buys speed, exact control over the layout, and far less that can break. The tradeoff is real: you cannot drag blocks around yourself. If editing every page on your own matters more than speed and control, a builder is the honest recommendation and we will say so.

You are in Orlando, not Maitland. Does that matter?

Not to the work. We are a short drive away and we will come out for photography or a walkthrough when it helps, but building a website is screen work. Calls, texts, email, and a live staging link beat a meeting in your lobby. What being local genuinely gives you is the same time zone and a working knowledge of how Central Florida buyers search.

Can you rebuild my site without losing what it already earns?

That is the plan every time. Before launch we map every existing address and point it at its replacement with a permanent redirect, keep the pages and titles already pulling visits, and submit a fresh sitemap on day one. Any site move can wobble afterward. Skipping the redirect map is what turns a wobble into a real loss, so we do not skip it.

Will my site show up in ChatGPT and Google AI Overviews?

We build for it, and we will not promise it. Google sells ads in and around AI answers, so budget does buy placement near them. What budget does not buy is the organic answer itself: an assistant names businesses whose pages it can read and verify. Clean structure, marked-up business facts, and clear answers to real questions are what make a site quotable.

How long does a build take?

We set a schedule with you before starting rather than quoting an average, because the calendar depends mostly on your side. Once we have your content, photos, and service details, our end moves quickly. Waiting on a photo shoot or a sign-off is what stretches a build out. We tell you what we need on the first call so it is one gather.

Who owns the site when it is finished?

You do. The domain, the hosting, the analytics, the search console, the content, and the code are all yours and all in your name. There is no long-term contract and nothing is held as leverage. If you ever want to move on, you take everything with you and we hand over whatever the next person needs.
