Does AI search matter for real estate agents?

The short answer: Yes, though not evenly. Buyers still browse inventory on the portals, and assistants have not taken that over. What has moved into ChatGPT, Google's AI Overviews, Gemini, and Perplexity is the hiring question: a seller deciding who to interview, a relocation buyer describing a whole situation in a paragraph, a referral looking you up before calling. Those answers name a few sources and stop, so an agent left out of that paragraph never reaches the shortlist.

Where the portals stop and a person starts

In this trade a handful of national listing sites stand between an agent and most of the buying public, and answer engines have not dislodged them. Anyone who wants to scroll photos of what is for sale still opens a portal, and that is not the part of your business in play.

What lands in ChatGPT, AI Overviews, Gemini, and Perplexity is the part a portal profile has never handled well: the hiring question, and the situation behind it.

Be honest about the size of it. Most of a week in this business has not moved at all: a buyer taps the map listing, reads two reviews, and calls whoever answers. And no agency can promise you a place in an answer, since how these systems pick their sources is not visible from out here.

Hyperlocal knowledge only counts when it is written down

What makes you worth calling is knowledge of a few square miles: which blocks the insurance maps treat differently, why the same floor plan resells faster one street over. No answer engine can ask you. It repeats text it could read.

So the question narrows: is anything only you could have said sitting in plain text under your own name? Four things decide it.

Whether an ad budget can put you in the answer

Both versions of this claim get overstated, so here is the careful one. Google sells ad placements in and around AI Overviews and AI Mode, other engines are testing the same, and anyone who watches these answers has seen them.

What no ad budget decides is which businesses the organic answer itself names and recommends. That gets settled by who has published the clearest answer to the question, and it is the one piece the portals cannot outspend you for. You will not outbid a national platform for the words a buyer types, and for this you do not have to.

Paid search is still worth running on its own merits, and the mechanics for this trade are on Google Ads for real estate agents.

How urgent this is for you, and what it sits behind

For some agents this is next month's work and for some it is next year's. It climbs the list in these situations.

Does this matter if almost all my business is referrals?

Referrals are where it shows up first. A friend hands over your name at dinner, the other person looks you up that night, and part of that looking up now happens in a chat window. What comes back is stitched from a brokerage bio, portal profiles, and sometimes a firm you left two years ago.

Is this more urgent on the listing side or the buyer side?

The listing side, usually. Sellers research for months before they interview anyone, and what they ask, what a listing agent does, what they net, what to fix first, is what these tools answer in prose. Buyers still spend their browsing on the portals, and the buyer business that does arrive through an answer tends to be relocation.

My market is small. Do these tools have anything to say about it?

They repeat what has been published about a place, so a small market usually means thin material: a portal page, a chamber listing, a few news stories. That cuts both ways. There is less for an answer to draw on, and far fewer people competing to be what it draws on.
