The short answer: Yes, though not as the thing that replaces everything else. Questions borrowers once typed into a search box now get described in full to ChatGPT, Gemini, Perplexity, or Google's AI Overviews, and those answers name a broker only when there is a clear, readable source to name. It matters most for the situational questions that end with a person: self-employed income, a property a lender balked at, an assistance program somebody just heard about. It matters least if your site has no real pages for what you place.
The general questions are handled already, and a broker should not want them: what private mortgage insurance is, how much a buyer has to put down. The ones that end with a person show up in three moments.
Timing is what makes this trade different. Refinance demand moves with rates and gives no notice: when rates drop the questions land that week, and the answers people read are built from what was already published.
Run the test yourself: put your own market into one of these tools and ask who a borrower should call. Plenty of the time the reply is careful, useful, and has no originator in it at all. When names do turn up, they tend to belong to rate table sites and national lenders whose pages answer the question in plain text.
How those sources get chosen is not published anywhere you can read, so anyone promising you a spot in the answer is selling something they cannot verify. What the cited pages have in common is visible, though.
None of it is measurable the way a ranking is: the same question comes back differently on different days. Mortgage clicks are expensive, so this question arrives early. Half of it is settled: Google sells ad placements in and around AI Overviews and AI Mode, other engines are testing the same, and anyone with a live account has watched them turn up. Ads reach these surfaces.
What no budget buys is which businesses the organic answer itself names and recommends. The sentence that tells a self employed borrower to find someone who can place a bank statement file in their state, and then names a broker, is not inventory. It gets assembled from sources, and that distinction holds while the rest of this moves.
Both sides earn their keep, for opposite reasons. Google Ads answers to a switch: budget up the week rates move, down once the wave passes. The answer side has no switch, which is the argument for putting it in place before the news lands.
One caution belongs to this trade. Compliance shapes every promise you publish, and these systems repeat a sentence long after it was written: a payment example that loses its date and its assumptions can resurface as what you are quoting now. So a rate or a payment figure never appears without the date and assumptions attached, the license and fair housing notices sit on the page a borrower is actually reading, wording stays inside what you can support, and your brokerage's review goes into the plan up front.
